Blue Moose Vacations represents the owners in any rental transaction.

When you rent a property, you will receive an email confirmation along with a written rental agreement.

RENT:
50% of the rental amount is due to confirm a reservation.
The balance is due 30 days prior to your arrival.
We accept credit cards (Visa, MasterCard and Discover) and electronic checks.  You can also mail a check.
 
If you provided credit card information, your card will be charged when the rental agreement is fully signed.

SECURITY DEPOSIT:
Most renters will opt for the $45 Vacation Rental Damage Insurance.  There is additional information on the last page.  If you choose a traditional deposit, it cannot be charged on a credit card.  Checks only – must be received by our office 10 days prior to arrival date.  We do require a valid credit card number on file for ALL reservations.
 
CANCELATION POLICY:
All reservations are final once deposit is received. Refunds will not be issued for any reason if a reservation is canceled. If the property is re-rented for the same price & terms, Blue Moose Vacations will issue a refund less 10% processing fee. We offer travel insurance on all of our leases and strongly recommend that you make it a part of your vacation plans.
 
LINENS:
Linens are not provided at all of our properties.  Linen rentals are available and include bed sheets and bath towels (beach towels are NOT included).  You can add linen rentals any time to your reservation up to 15 days prior to arrival.  See web site for bed sizes:

USE:
The maximum number of occupants allowed is listed on each property page. The Guest understands that rental of this house is restricted to families and responsible adults only. Exceeding the maximum number of occupants may result in immediate termination of this rental agreement, refusal to allow the Guest to take possession of, or ejection from the rental house, and forfeiture of all rents. Premises to be used for residential purposes only and renters shall peacefully and quietly occupy the same and shall not interfere with the rights of other renters or neighbors. Guest further acknowledges that he/she MAY NOT rent the property in connection with a non-family use such as high school, college or civic groups and to do so constitutes a material breach, which would be grounds for immediate EVICTION. NO EXCEPTIONS - NO REFUNDS.
 
TRASH:
Trash removal varies by property.  Tenants are responsible for trash removal.  There will be instructions left at the property.
 
HOUSE RULES:
Each unit will list any particular rules of the house and/or association. Please respect these. Quiet hours and party rules are especially important. There are to be no parties in the units and noise should be kept to a minimum after 10:00 pm.
 
OTHER WEB SITES / ADVERTISING:
Blue Moose Vacations advertises properties on many different web sites.  Information found on BlueMooseVacations.com is accurate.  If you found your rental on a different site, please double check all important details prior to booking.
 
MECHANICAL FAILURES:
Every effort will be made to ensure that all appliances are in good working order prior to tenant occupancy. If an appliance breaks down during the occupancy, Blue Moose Vacations will provide a property maintenance person to fix the problem in a timely manner. In some cases, the repair may require certain parts that are only available by special order and may take a day or two. There will be no refunds due to mechanical malfunction of appliances. The tenant will be charged for any deliberate act that results in the breakdown of an appliance or damage to the unit or its furnishings.
 
LIABILITY:
The tenant agrees to hold harmless Blue Moose Vacations, their employees and owners from damages or injuries to personal property for any reason, in or around any rental property.

RIGHT OF ENTRY:
The Tenant agrees that the Landlord or his agent has the right to enter the premises during reasonable hours for the purpose of making repairs.  Whenever possible, 24 hours notice will be given.
 
PETS / SMOKING:
There is absolutely no smoking allowed at any of our properties.  If we smell smoke, your credit card will be charged $500 for deep cleaning.  You will also be charged $50 if cigarette/cigar butts are littered in the yard.
If a home is pet friendly, it will be listed on the amenities section.  You are responsible for all actions of your pet & cleaning up (inside and out) after them. Some properties do not allow pets, but owners have them.  If you are allergic, please ask before making a reservation.
 
SEVERABILITY: The Landlord and Tenant agree that if any clause of this lease is for any reason unenforceable, the validity of the remainder of this Lease shall not be affected.
 
ARRIVAL INSTRUCTIONS:
We will send you driving directions and access instructions about 7-10 days prior to your arrival.  PLEASE do not arrive early or leave late.  It adds an incredible amount of stress to cleaners and staff checking properties.  If cleaners or staff have to wait for you to vacate, you will be charged an additional day’s rent.

VACATION RENTAL DAMAGE INSURANCE
As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Blue Moose Vacations any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Blue Moose Vacations directly if you do not wish to participate in this assignment.
In the event you do not wish to purchase this plan, a $1,000 security deposit is required.  This cannot be paid by credit card.  Check must be received by our office 10 days prior to your arrival.
